Lake View City Council Approves Development Agreement With Urbandale Company For Former Salvage Yard Property

The Lake View City Council is putting its support behind a housing developer’s proposal to repurpose a former salvage lot in the community. Earlier this year, city officials put out a request for proposals for Outlot 20, previously the site of the Rardin Salvage Yard. Administrator, Scott Peterson, says they received one proposal from the Affordable Housing Foundation in Urbandale.

He adds the site is already close to existing infrastructure, so it will take a relatively small investment to connect water, sewer and electricity to the property. According to Peterson, the only obstacle preventing the developer from moving forward is a site survey to ensure the site is ready for construction.

Upon return of a successful report, the developer hopes to break ground yet this year with all the units constructed in the same phase. However, if additional site work is necessary, they will build in two phases with five duplexes built in 2021 and an additional one to three in 2022. Peterson says the council is very supportive of the proposal, as it addresses the longstanding need for additional housing in Lake View.

According to the development agreement, the City of Lake View will sell the lot to the Affordable Housing Foundation for $10,000 and provide a grant for up to 50 percent of the clean-up costs. The developer anticipates investing approximately $2 million into the project.
